Overview

Over the years, Community Capital has applied our unique financing and transaction management skills to a variety of real estate/affordable housing projects for our clients.

This experience, which includes the financing of more than 3,000 units of affordable housing, has given our team a solid foundation and a good understanding of the key principles of real estate development. Additionally, our work in the Uptown Memphis project has provided valuable experience in comprehensive urban revitalization. In an effort to capitalize on this experience, in 2005 the firm began work on our own real estate development projects.

Community Capital is currently applying this experience and expertise as the local development partner in a joint venture with a national real estate development company. The firm is involved with two comprehensive initiatives in Memphis, University Place (the former Lamar Terrace public housing site) and Legends Park (the former Dixie Homes public housing complex).

Development Projects

ImageUniversity Place

University Place is a comprehensive neighborhood redevelopment project located immediately south of the growing Medical and Biotech District in Memphis. The project consists of a mixed income residential development that includes up to 1,500 units of new housing, a 30,000 square foot recreational facility, park space and a new police precinct for the Memphis Police Department.

University Place is a part of the HOPE VI project being developed in partnership with the Memphis Housing Authority ("MHA").

Legends Park

Legends Park is a HOPE VI redevelopment project that will replace the former 600-unit Dixie Homes Public Housing Project with 430 units of multifamily housing and 30 single family homeownership units.  Dixie Homes was built in 1938 and was the first public housing development in the City of Memphis that was built exclusively for African Americans.  Dixie Homes was renamed Legends Park because of the significant contributions of many of the individuals who lived in the housing development.  Like University Place, Legends Park is located next to the Medical and Biotech District.

New Opportunities

As we move forward with University Place and Legends Park, we look forward to participating in new development opportunities that will be available in the expanding Medical District, surrounding neighborhoods and midtown Memphis.
